870 Elevator Out of Service Until Monday, Oct 22

Please note that the elevator in 870 will unfortunately be out of service until tomorrow (Monday, Oct 22). Our elevator repair service was at the building today and said they need a part for the repair which they are unable to get until tomorrow.

We apologize for any convenience that this unexpected repair may have caused.

Update on Local Law 11 Project (Façade Safety Inspection)

The Board would like to share an update from our contractor, L&Z, regarding the Local Law 11 work currently ongoing at West Gate House. This is the facade safety inspection project that requires scaffolding/sidewalk sheds installed around the building.

The current projections show that the work for 860 should complete in early October. The 860 sidewalk shed is targeted for removal during the week of October 8. The installation of the 870 sidewalk shed is scheduled for the week prior (during the week of October 1) so that the work crew can transition from 860 to 870 with minimal downtime.

These target dates are subject to change as they can be impacted by weather or other unanticipated issues.

Updates on Local Law 11 & 147 | Stairwell Repair Work

There are a number of updates the Board would like to provide residents regarding current and future projects:

1 – Local Law 11 | Façade Inspection Safety

As evidenced by the scaffolding around 860, our building is currently responding to the requirements of Local Law 11, which mandates that building facades are regularly inspected and repaired in order to protect pedestrians. Our contractor for this project has reported that they are nearly complete with the parapet rebuild in 860, which was the main scope of work for the project. The work is progressing as expected and there are no surprises thus far. As a reminder, 870 is expected to be less work and will start once 860 has passed inspections.

2. Local Law 147 | Adoption of a Smoking Policy

This law requires that every residential building establish a written policy that states where in the building and in all common outdoor areas smoking is permitted or prohibited. The law requires that
the policy is provided to all residents. West Gate House has long had policies in place that address rules regarding smoking in our common spaces however in order to comply with LL 147 and for the avoidance of any doubt, the Board recently drafted and approved a formal, written smoking policy. The policy will be distributed in hard copy to every resident as well as posted on our website in the coming weeks.

3. New Stairwell Repair Work

In response to a suggestion made during the most recent annual shareholder meeting, the Board decided to move forward with an inspection and repair (as needed) of all stairwell doors in both buildings for fire safety purposes. Our contractor for this work recently completed this inspection and identified 15 doors that will require some type of adjustment or repair. The work will be started in the coming weeks. We will communicate separately if there will be any temporary changes to stairwell access during the day resulting from this project.

Facade Repairs Update

As mentioned at the recent annual meeting, the Board has elected to move forward this summer with a number of facade repairs to 860 and 870 as required by local building regulations (Local Law 11 and Local Law 87). In order to complete this work, sidewalk sheds (i.e. “scaffolding”) will be installed around both buildings.

The 860 building is scheduled for the first set of repairs so you should expect to see sidewalk sheds installed within the next week (estimated dates). The Board has been informed by our contractor for this project that work on 860 is expected to last until late August. At that time, once 860 is completed, you can then expect scaffolds to be removed from 860 and installed around 870. Work in 870 is expected to last approximately six weeks until early October.

In both buildings, repairs will be made to the parapet walls and masonry.

Please note that these timelines are only projections. There’s a risk of project delays to either 860 or 870 should our contractor discover more areas needing repair once they get full access to the building.

Gardening Committee Workdays This Week

All are welcome to join the Gardening Committee this week, to help plant annuals in the Haven, Cabrini and 181 tree pits. Please join us on:

Sunday 5/20
9:30am – 11am
On Sunday, we’ll take care of any “leftover” jobs that need to be done, including re-planting some of the annuals

No prior gardening experience is needed! If you have gardening gloves, please bring them. Additionally, as announced at this year’s Annual Meeting, we are also collecting names of residents who would like to help with watering our plants and flowers during the summer.

Annual Meeting of Shareholders – Wednesday, May 16

The West Gate House annual meeting of shareholders is Wednesday, May 16 at 7:30pm in the lobby of 860 West 181st Street.

It is important that you personally attend the meeting or, if unable to, deliver your proxy so that an effective election may transpire.

Nominations to run for the Board of Directors may still be made.

Elevator Shut Off – May 8 & 9

Please note that the Board of Directors has hired Montano Wood Care to oversee repairs and touch-ups to the wood paneling and metal in both elevators. As a result of this needed work, each of the elevators will be out of service for one day.

The elevator in 860 will be out of service Tuesday, May 8th from 9AM to 5PM.

The elevator in 870 will be out of service Wednesday, May 9th from 9AM to 5PM.
