Floor construction in 860 continues on Wednesday, June 10th with additional tiling work directly in front of the elevator. As a result, the lobby will be closed on that day. Reminder: TRV Installation Info Session

This is a reminder that members of the Board of Directors will be available on Saturday, May 30 from 11AM-1PM in the lobby of the 870 building to address any questions or concerns that you may have regarding the TRV installation project.

Board members will be on-hand to address basic questions regarding the installations as well as collect any individual requests for an adjustment to the proposed floor-by-floor installation schedule. This info session is designed to supplement the detailed information regarding the project and targeted schedule which was previously outlined in a letter from the Board.

860 Lobby Renovations – Lobby Closure May 26-27

Floor construction in 860 continues on Tuesday, May 26th with the pouring of a new concrete slab. As a result, the lobby will be closed for 24 hours, through Wednesday, May 27th. Please use the courtyard entrance during this time. We appreciate your flexibility during this phase of the project and apologize for any inconvenience.

Please note that there will be no construction work occurring on Monday, May 25th due to the Memorial Day holiday.

Annual Planting – May 21 & 22

Join us Thursday, May 21 and Friday, May 22 to help fill our tree pits with plants and flowers. Meet outside, in front of our buildings, at 4PM. All are welcome to come join – no experience necessary. Some gloves and tools are available but if you do have either of these, please bring them along.

Can’t attend but still want to help with our building’s gardening? We’re also seeking volunteers to help with watering. We ask that volunteers commit to watering both the 860 and 870 plants a few times per week, for a minimum one-week commitment. Available weeks run through October.

860 & 870 Lobby Renovations – Status Update

860 Lobby:
While we have officially started work in 860, it’s taken extra time to coordinate the repairs and updates, as it not only involves the lobby floor but also two apartments and the super’s office as well. In particular, given the special piping requirements of the 860 lobby, we’ve also had to engage and coordinate among necessary personnel (general contractor, plumber and architect) for the floor and pipe work. The end-result will be a coordinated effort that best addresses solutions for handling the piping that runs through the lobby. Based on our current decision-points, we expect to begin work on the lobby floor in approximately 2 weeks. In addition, we’ve determined that the stained glass window needs some additional TLC (beyond what we expected), and so a new wooden frame has been ordered.

870 Lobby:
We have had delays in receiving, of all things, light bulbs for the fixtures. However, they have now arrived and we expect that most of the light fixtures will be installed this week. As soon as they are installed, we’ll then install the furniture which we’ve also already received. There are several more items to go (paint touch-ups, stair rail, radiator covers, etc.) so we are not quite yet at punchlist stage. Yet to come is a new awning and new outdoor light fixtures.

House Rules Reminder: No Smoking in Stairwells

The Board would like to remind all residents that the NYC DOHMH’s Smoke-Free Air Act forbids smoking in any common indoor building spaces. Covered areas include hallways, stairwells, lobbies, laundry rooms and other work areas of the building used by tenants. We’re sending this reminder as there have been several reported incidences of smoking in stairwells during recent weeks. Elevator Shut-Off

Please be advised that the New York City DOB annual elevator inspections will take place on Wednesday, March 25. As a result, each elevator will be out of service for two hours on that day. Elevators are expected to be out of service:

860 – will be out of service from 9:30AM to approximately 11:30AM
870 – will be out of service from approximately 11:30AM to 1:30PM

Help Protect Our Garden Beds

Our treepits and courtyard gardens are filled with perennials. Plants are alive under the soil and are beginning to emerge for spring. We ask that all residents do their part to help our plantings survive from season to season by keeping dogs (and people) out of the garden beds. Even if no plants are visible, it’s important to keep these areas protected from people and dogs since trampling and dog urine will damage plants, even those underground. The Board thanks you for your cooperation.

860 & 870 Lobby Renovations – Status Update

The Board would like to share a few updates regarding the 860 & 870 lobby renovations:

860:
• We have discovered some surprises in the ceiling in front of the elevator: water pipes, which we plan to insulate to prevent dripping, as well as a radiator, which we’ll either need to vent by adding a grate or close completely. These issues are currently being addressed by the Board, our contractor and architect.
• We are also working with our contractor and architect on the subfloor design and how to best come to a solution for handling the pipes which run through the floor. Given the necessary time for identifying and acting on that plan, we expect the floor to be excavated in 3 or 4 weeks.

870:
• Lighting fixtures have been ordered, however we have encountered an unexpected delay in their delivery until March 31st. While some have arrived, we have decided to wait until all are received in-house after the 31st to install. The light bulbs installed now are only temporary and will be replaced by a warmer-color bulb.
• New signage (new emergency signs and new directional signs in the lobby and on all floors) as well as new furniture has also been ordered.
• Once the lighting fixtures are installed, we will work with our contractor to complete the final items. These include installing a new inset rug just inside the exterior door, a new exterior awning, new exterior lights, new grates on the radiator covers, and a new stair railing next to the stairs leading up to the mailboxes. The contractor’s crew will also paint the elevator door and tend to any other remaining punch list items.
