The West Gate House, Inc. co-operative offers several amenities for residents

Laundry

On-site laundry facilities are located in each building (860/1st floor; 870/basement). Each laundry room is outfitted with energy-efficient Maytag machines – four washers and four dryers – all of which are “smart-card” operated. Smart cards may be purchased on-site using any major credit card or debit card. Our laundry facilities are managed by Hercules. Elevator

There is one elevator per building. When moving in or out of the building, shareholders are required to use protective pads, which can be obtained with prior arrangement from the superintendent. Please read the Moving Policy for further guidelines regarding use of our elevators.

Pet friendly

Pets are allowed at West Gate House, Inc. Shareholders are requested not to allow their dogs to relieve themselves in our treepits and courtyards.

Storage

Fully enclosed, individually locked steel storage units are available in multiple sizes for rental. Current storage rental fees are:
$61/month (4 ft. x 6 ft. x 7 ft.)
$75/month (4 ft. x 8 ft. x 7 ft.)
$85/month (5 ft. x 6 ft. x 7 ft.)
Rentals are available on a first-come, first-serve basis. Storage facilities are managed by Bargold Storage Systems. To check availability, contact Bargold at 718-247-7000 (press option #2) or support@bargold.com. When contacting, please note that our building is account #562.

Bike Room

Wall-mounted bike racks and hooks are available in each building. Rentals are $5 per month per bike, available on a first-come, first-serve basis. The bicycle rooms are managed by our property management company, Siren. To check availability, contact Howard Landman at 212-483-0700 or hlandman@sirenmgt.com.

Multi-Purpose Room

A multi-purpose room (approximately 10×16 feet) is available in the 870 basement as a common space for all West Gate House, Inc. shareholders to use when not in use by the board of directors. To reserve the room, please contact the superintendent. Additional usage rules apply.

Exterminator

Pest control service is provided by Metro Pest Control. Metro Pest Control visits 860 and 870 every 2nd Tuesday of the month, between 9AM-1PM, treating common areas as well as individual apartments by request. To ensure that Metro Pest includes your apartment during their regular monthly visit, please first contact the building’s superintendent. For questions or to inquire about special extermination services, contact Metro Pest Control at 718-803-0000.

Courtyards

Each building contains a private, locked courtyard for general shareholder use.

Board of Directors

The West Gate House, Inc. co-operative corporation serves the interest of shareholders, ensuring the long-term financial stability of the building and the business that operates it. The corporation is run by an elected board of directors, who oversee a property manager, an on-site superintendent and other building staff. The directors are elected at an annual meeting of shareholders.

The board has nine members, eight of whom are resident shareholders. The 9th member is a representative of EFM Realty, the co-operative’s sponsor. EFM Realty owns 22 of the 125 units in the co-operative, approximately 18% of the total building.

The board of directors has selected Siren Management Corporation, a full-service property management company, to assist in the needs of running West Gate House, Inc. Siren Management Corporation manages our building. For all questions, including inquiries regarding alteration requests, maintenance payments, sales and subleases, please contact Howard Landman, our property manager, at 212-483-0700 or hlandman@sirenmgt.com. Maintenance checks should be made payable to West Gate House, Inc. and should be mailed to the Siren Management Corporation at P.O. Box 30551, New York, NY, 10087-0551.

The superintendent’s office is located in the 860 building, on the ground floor, just past the lobby vestibule. The office is open Monday-Friday, 9:00AM-9:30AM, for drop-by requests. Alternately, residents may contact the building’s staff by phone, text message, or email. Calls or text messages are generally the preferred method for reaching staff. For emergency situations during staff off-hours, please contact Howard Landman at 917-691-4585.

Capital Improvements

The West Gate House, Inc. is committed not only to maintaining our home but to improving it. Over the last few years, shareholders have invested in important projects that keep the building sound and make it more enjoyable.

Below is a summary of recent capital improvements:

2024

Completed Local Law 11 inspection and related repairs to the building's exterior. Installed sprinklers in the 860 laundry room.

2023

Made significant and extensive repairs to the 860 gas lines. Replaced gas dryers with electric dryers in the 860 laundry room.

2022

Implemented new security features by installing new 24-hour video cameras, better front-door locking systems, and the ButterflyMX video intercom.

2020

Upgraded our laundry rooms.

2019

Replaced all signage and repainted interior hallways, stairwells and doors. To the exterior, we made landscaping improvements to all greenspaces, including the installation of new courtyard planting spaces, an irrigation system and new lawn furniture.

2018

Completed an audit of all internal fire escape stairways, replacing hinges, closers and other parts as needed.

2017

Renovated the 870 courtyard entrance, specifically adding a wheelchair-accessible ramp in order to make the entrance ADA compliant.

2016

An extensive renovation of both the 860 and 870 entrances and lobbies was finished. This work included repairing and replacing all flooring, lighting fixtures, marble accents, windows, moldings and exterior awnings. The 860 entrance was redesigned for ADA compliance. We also refreshed the lobby furniture and decor, as well as modernized our intercom systems.

2015

Completed a NYSERDA-sponsored energy audit with the goal of saving energy – and therefore expenses – by reviewing our current systems and making energy-saving improvements.

2013

Upgraded our boilers in each building, switching from #6 fuel oil to #2 fuel oil, a cleaner, more efficient oil. During this year, we also completely overhauled both laundry rooms, replacing all laundry washers and dryers with brand-new, energy-efficient machines.

2012

Fully replaced the entire elevator in each building, including the motor, system and cab interiors.

2011

A major renovation was done to the building’s façade. We replaced cracked stone, repaired bricks and re-pointed the mortar. This façade work was also done in compliance with NYC DOB Local Law 11.

2008

Replaced the roof with a new one, eliminating stray leaks. The new roof comes with a 20-year warranty.
